Third, an individual who invests their own foreign funds in Brazilian real estate.

Real estate thresholds
For the real estate route the total value of one or more properties, built or under construction, must be at least BRL 700,000 in the North and Northeast regions or at least BRL 1,000,000 in the other regions of Brazil. The investment must come from your own resources of foreign origin. Amounts for company investments are set in the normative rules applied by the Ministry of Justice; check them on the Ministry's immigration portal before applying.
For an individual investing in a Brazilian company, CNIg Normative Resolution 13/2017 (as amended by Resolution 49 of 25 June 2024) requires a foreign-currency investment of at least R$ 500,000 with a three-year investment or business plan. An entrepreneur investing in innovation or in basic or applied scientific or technological research can qualify from R$ 150,000 if the company meets one condition such as public innovation funding, a technology park, an incubator or a Brazilian start-up accelerator. The investment is proven with the Central Bank-authorised foreign exchange record, and continuing the residence depends on filing proof with the Ministry that the plan is being carried out.
Prior authorisation and visa
You must first obtain a prior residence authorisation from the Ministry of Justice and Public Security. If approved, the Ministry sends it to the consulate. You then submit the visa request; since 1 September 2026 nationals exempt from the visit visa do this electronically through the Integrated Consular System (SCI), uploading documents without handing in their passport.
- Choose the investment route: company, innovation or real estate.
- Transfer your own foreign funds and make the investment as required.
- Apply to the Ministry of Justice and Public Security for prior residence authorisation.
- After approval, create the VITEM IX request in SCI and upload the documents.
- Pay the consular fee and register with the Federal Police after arrival.
